Developer sales experienced a dramatic decline in May 2025, plummeting by 52.9% month-on-month with only 312 private residential units sold. This significant drop in sales can be attributed primarily to the absence of major project launches during the month, which typically generate interest and drive sales in the real estate market. The lack of new offerings likely led to reduced buyer engagement and a stagnation in sales activity, highlighting the critical impact of new project introductions on overall market performance.
In contrast, when looking at the year-on-year figures, the situation presents a more positive picture. Developer sales in May 2025 increased by 39.9% compared to May 2024, indicating a recovery from the previous year’s lower sales figures. This annual growth suggests that while May 2025 faced immediate challenges, the broader trends over the past year have been encouraging, showing resilience and an upward trajectory in the developer sales landscape.
A further examination of the sales distribution reveals that the Rest of Central Region (RCR) dominated the sales with 61.2% of the total transactions during May 2025. This strong performance in the RCR underscores its appeal to buyers, particularly in comparison to other regions.
The suburban areas, categorized as Outside Central Region (OCR), accounted for 34% of sales, indicating a healthy interest in residential units outside the core urban centers. Conversely, the Core Central Region (CCR) contributed a mere 4.8% to the total sales, suggesting a significant disparity in buyer preference between these areas.
Moreover, the data shows a notable shift in buyer behavior, as 39.3% of new home sales in May 2025 were transacted for prices below $2 million. This trend points to an increasing inclination towards affordability among buyers, which may reflect economic considerations and shifting priorities in the current market environment.
The emphasis on more affordable housing options could also signal a strategic pivot by developers in response to changing buyer demographics and economic conditions.
